What a pro does

A repair call sorts quickly into parts or replacement, and where the water is coming from decides it. Fittings, the drain valve and the relief valve are all serviceable. Water seeping from the shell itself means the steel has corroded through and the tank is at the end of its life. Where nothing is leaking, the plumber works through the controls: elements and thermostats on electric, thermocouple and gas valve and venting on gas. Two things wear heaters out faster than average in central Arkansas. Hard groundwater on well properties leaves a mineral bed across the bottom of the tank, so the burner heats through rock and runs longer than it should, which is what makes the popping noise people call about. The other is thermal expansion. Where a check valve or a pressure-reducing valve on the incoming supply gives heated water nowhere to expand into, pressure spikes each time the burner fires and the relief valve keeps letting go. That's a system problem showing up at the heater, and swapping the valve without addressing it just repeats the fault. Flushing sediment and checking the anode are what actually extend a tank's life.

Sediment. Mineral settles out of the water as it heats and forms a crust on the bottom of the tank, and steam bubbles forming underneath it break through with a sharp noise. It's also a sign the burner is working harder than it needs to.
It's doing its job in response to too much pressure or temperature, so the real question is where that's coming from. A closed supply system with no expansion tank is a frequent cause, since heated water has nowhere to go. The valve itself can also fail, but that's checked second, not first.
It can. Untreated groundwater is often harder and sometimes carries sulfur, so tanks on wells tend to accumulate sediment faster and can go through anode rods differently. Flushing more often and choosing the right rod material make a real difference over the years.
Up to a point. Flushing and an anode check on a tank that's still sound can add years. Once it's more than a decade old and showing rust at the fittings, spending on maintenance starts making less sense than planning the replacement.
